MNDesign specializes in building and site documentation, which serves as the foundation for planning roof conversions, extensions, unit divisions, or changes of usage from commercial to residential (or vice versa). These documents can also be used as a basis for division plans and the formation of condominiums.
Berlin from Within
Since the fall of the Wall in 1989, Berlin has become a colourful and cosmopolitan city. People from all over the world and all walks of life live, play, and work here. MNDesign is particularly interested in how people in the 21st century live in and adapt to Berlin’s urban structures and buildings, and also in how these buildings, most of which were erected around 1900, evolve and transform over time to meet changing needs and requirements.
By documenting the buildings, we get behind the facades to explore forgotten basement rooms, dusty attics, and hidden staircases. Behind every apartment door, we uncover a unique world shaped by the marks and creations of its various inhabitants over the past century.
Although the buildings and apartments share similar typologies and layouts, each one tells a different story, reflecting the individuality and diversity of both short-term and long-term Berliners.

In Berlin, much archive material has been lost, and for many older buildings, no plans exist at all. Even when building permission plans are available, they often do not match the current built structure, which may have undergone modifications over time.
MNDesign offers precise measurements and drawings of buildings from scratch, including comprehensive plans, sections, elevations, and area calculations. Additionally, we provide detailed technical documentation with capital expenditure (capex) estimates, offering valuable insights for potential property investments.
What makes our documentation services unique is our deep interest in the personal stories and the atmosphere of the buildings and neighborhoods we work in. We love to connect traditional architectural documentation with a more immersive approach—incorporating interviews, audio recordings, and soundscapes.
